Path by that can get muddy when were. It has an industrial estate on one side and a small river and Deen City Farm on the other.

Mud and pools of water everywhere, I almost fell 4 times. I do not recommend it at all in the autumn/winter and maybe even spring.
A great 'countryside' path from Morden leading across the tramway, behind Deer Park Road into the heart of the industrial estate. Like most such paths, it can be more of a mud-bath at times and care should be taken to prevent sinking ankle-deep after recent rainfall.
